AVANT-PROJET (A.P.)<\/h3>\n<p>[\/et_pb_text][et_pb_text _builder_version=&#8221;4.24.0&#8243; _module_preset=&#8221;default&#8221; text_font=&#8221;||||||||&#8221; text_text_color=&#8221;#f3f3f3&#8243; custom_margin=&#8221;|35px|15px||false|false&#8221; custom_padding=&#8221;||||false|false&#8221; text_font_size_tablet=&#8221;16px&#8221; text_font_size_phone=&#8221;14px&#8221; text_font_size_last_edited=&#8221;on|tablet&#8221; locked=&#8221;off&#8221; global_colors_info=&#8221;{}&#8221;]<\/p>\n<p>Cette phase a pour objectif de pr\u00e9ciser les dispositions des ouvrages, de s\u2019assurer des possibilit\u00e9s de r\u00e9alisation sur le plan technique, notamment en ce qui concerne les fondations et finaliser l\u2019estimation de l\u2019ensemble de la d\u00e9pense.<\/p>\n<p>Il s\u2019agit de confirmer l\u2019\u00e9tude pr\u00e9liminaire pr\u00e9c\u00e9demment pr\u00e9sent\u00e9e, ax\u00e9e dans son ensemble sur une pr\u00e9sentation administrative en r\u00e9ponse au programme, et ainsi de pr\u00e9ciser la partie technique, par l\u2019ensemble des \u00e9tudes n\u00e9cessaires nous permettant <em>\u00ab\u00a0\u00e9quipe Ma\u00eetre d\u2019\u0152uvre\u00a0\u00bb<\/em> de confirmer au Ma\u00eetre d\u2019Ouvrage la faisabilit\u00e9 <em>\u00ab\u00a0technique\u00a0\u00bb<\/em>\u00a0du projet mais aussi <em>\u00ab\u00a0financi\u00e8re\u00a0\u00bb<\/em> suivant un budget<\/p>\n<p>Suivant les premiers retours et avis des diff\u00e9rents services de la Principaut\u00e9 pr\u00e9c\u00e9demment sollicit\u00e9s, nous poursuivons les \u00e9changes avec ces services afin de valider les accords pr\u00e9alables. global_colors_info=&#8221;{}&#8221;]Durant cette phase, nous poursuivons les \u00e9changes avec le Ma\u00eetre d\u2019Ouvrage pour valider avec lui les prestations pr\u00e9vues et d\u00e9finies dans son programme initial, d\u00e9finir pr\u00e9cis\u00e9ment son projet, r\u00e9aliser les plans d\u00e9taill\u00e9s pour les lots architecturaux, et suivre les plans techniques des Bureaux d\u2019Etudes Techniques missionn\u00e9s, pour la d\u00e9finition technique et quantitative du projet.<\/p>\n<p>Cette phase est g\u00e9n\u00e9ralement faite \u00e0 r\u00e9ception de l\u2019Autorisation de Construire des services de l\u2019Urbanisme, mais peut, \u00e0 la demande du Ma\u00eetre d\u2019Ouvrage, \u00eatre anticip\u00e9e afin d\u2019optimiser le temps global de l\u2019op\u00e9ration, tout en int\u00e9grant et mettant \u00e0 jour le projet g\u00e9n\u00e9ral suivant les prescriptions qui auraient \u00e9t\u00e9 port\u00e9es dans l\u2019Autorisation de Construire.<\/p>\n<details>\n<summary><span id=\"open\">Lire la suite<\/span><br \/>\n<span id=\"close\">Fermer<\/span><\/summary>\n<p>Sont alors \u00e9tablis les documents suivants\u00a0:<\/p>\n<ul>\n<li>Le plan de situation de l\u2019op\u00e9ration\u00a0;<\/li>\n<li>Les plans d\u2019architecture pour la partie int\u00e9rieure et ext\u00e9rieure avec descriptions d\u00e9taill\u00e9es (plans de niveaux infrastructure et superstructure) et fonction des espaces, avec indications de surface\/volume, cotation, altim\u00e9trie, nomenclatures\u00a0;<\/li>\n<li>Les \u00e9l\u00e9vations et coupes l\u00e9gend\u00e9es avec cotation, altim\u00e9trie, nomenclatures\u00a0;<\/li>\n<li>La composition de la toiture ou toit-terrasse\u00a0;<\/li>\n<li>Le traitement des ext\u00e9rieurs du b\u00e2timent au niveau des mod\u00e9natures de fa\u00e7ade, rev\u00eatements, menuiseries ext\u00e9rieures y compris type de fermeture\/occultant, des garde-corps, cl\u00f4tures, cheminements ext\u00e9rieurs, espaces verts, mobiliers communs\u2026,<\/li>\n<li>Un dossier nomm\u00e9 \u00ab\u00a0plan de rep\u00e9rage\u00a0\u00bb, regroupant l\u2019ensemble des plans et localisation des diff\u00e9rents types de ma\u00e7onnerie, cloisonnement, faux plafond, rev\u00eatements muraux, rev\u00eatements de sol\u2026<\/li>\n<li>Les plans techniques regroupant l\u2019ensemble des lots comme terrassement, sout\u00e8nement, fondations, structures, \u00e9quipements techniques des diff\u00e9rents lots secondaires.<\/li>\n<\/ul>\n<p>En lien avec les diff\u00e9rents plans des lots architecturaux et techniques, nous \u00e9tablissons les documents de type Cahier des Clauses Techniques Particuli\u00e8res (C.C.T.P.) regroupant l\u2019ensemble des descriptifs techniques et r\u00e9glementaires, ainsi que les notes de calculs n\u00e9cessaires suivants les lots et prestations, dans le cadre des mises en \u0153uvre \u00e0 pr\u00e9voir avec rappel notamment des normes et DTU.<\/p>\n<p>En compl\u00e9ment de ces documents sont \u00e9galement pr\u00e9cis\u00e9s et \u00e9tablis\u00a0par notre \u00e9quipe :<\/p>\n<ul>\n<li>Le planning g\u00e9n\u00e9ral pr\u00e9visionnel, avec mention des temps d\u2019intervention des diff\u00e9rents corps d\u2019\u00e9tat et enchainement des t\u00e2ches dans le cadre du d\u00e9lai global\u00a0;<\/li>\n<li>L\u2019\u00e9valuation d\u00e9taill\u00e9e de la d\u00e9pense, en pr\u00e9visionnel avant ouverture des plis suivant r\u00e9ponse \u00e0 l\u2019appel d\u2019offre des entreprises.<\/li>\n<\/ul>\n<p>Enfin le Ma\u00eetre d\u2019Ouvrage diffusera le Cahier des Prescriptions Sp\u00e9ciales\u00a0qui formalise la partie administrative du projet et les responsabilit\u00e9s de chacun.<br \/>\n<\/details>\n<p>[\/et_pb_text][\/et_pb_column][et_pb_column type=&#8221;1_2&#8243; Un reporting \u00e0 minima hebdomadaire est fait concernant l\u2019avancement, et mensuel concernant la partie financi\u00e8re.<br \/>\nUne charte \u00e0 adopter pour diffusion et enregistrement des plans et documents d\u2019ex\u00e9cutions est mise en place pour uniformiser les proc\u00e9dures et pouvoir d\u00e9livrer les visas apr\u00e8s examen de document. L\u2019Organisme de Contr\u00f4le agr\u00e9\u00e9 en Principaut\u00e9 et missionn\u00e9 pour l\u2019affaire est int\u00e9gr\u00e9 dans ce circuit de validation. Un tableau de gestion de diffusion de documents d\u2019ex\u00e9cution est g\u00e9r\u00e9 en interne pour permettre un suivi pr\u00e9cis, et une relance r\u00e9guli\u00e8re des intervenants retardataires dans cette proc\u00e9dure.
